MINUTES OF THE LARIMER COUNTY BOARD OF ADJUSTMENT
(July 28, 2009)
The regular meeting of the Larimer County Board of Adjustment was held in the County Board Hearing Room in the Larimer County Courthouse, Fort Collins, Colorado at 7:00 p.m., July 28, 2009 at which time the following business was transacted.
Board Members Present: Alan Cram, Eric Berglund, Peter Bohling, Greg Christensen
Board Members Absent: Evelyn King
Alternate Member Present: Jeff Schneider
Staff Present: Matt Lafferty
Minutes: Alan Cram moved and Peter Bohling seconded the Motion to approve the June 23, 2009 Minutes of the Larimer County Board of Adjustment as presented. Board members Jeff Schneider, Alan Cram, Eric Berglund, Peter Bohling, and Greg Christensen voted in favor of the Motion. The Minutes were unanimously approved.
Applications: Greg Christensen moved and Alan Cram seconded the Motion to approve the Findings and Resolutions for the Gruff Setback Variance, Runnels Setback Variance, Naber Setback Variance, and Fuentes Setback Variance. Board members Jeff Schneider, Alan Cram, Eric Berglund, Peter Bohling, and Greg Christensen voted in favor of the Motion.

Applicant: Kay Cody
Request: Application of Kay Cody, requesting a variance was presented to the Board. The Application requested a setback variance to allow the replacement of an existing nonconforming dwelling with a new dwelling that would be located 2 feet from the edge of an access easement rather than the required minimum of 45 feet and that would be 60 feet from the centerline of the North Fork of the Big Thompson River rather than the required minimum of 100 feet in the E1-Estate zone.
Action: Greg Christensen moved and Alan Cram seconded the Motion to approve the Application with conditions. Board members Jeff Schneider, Alan Cram, Eric Berglund, Peter Bohling, and Greg Christensen voted in favor of the Motion. The Application was approved with conditions.

Owner/Applicant: Tami Schneck
Request: Application of Tami Schneck, requesting a variance was presented to the Board. The Application requested a setback variance to allow a garage to be located 5 feet from the west and south property lines rather than the required minimum of 10 feet in the B-Business zone.
Action: Greg Christensen moved and Alan Cram seconded the Motion to approve the Application with conditions. Board members Jeff Schneider, Alan Cram, Eric Berglund, Peter Bohling, and Greg Christensen voted in favor of the Motion. The Application was approved with conditions.
