Residential Home Sales

Information and Real Estate Services (IRES) groups types of real estate based on use and style of the unit. The two groups shown here are Residential and Attached homes. Residential homes are single-family houses and residential acreage properties that do not share a common wall with another unit. Attached homes are properties that have shared walls or other structural components between units (i.e. condominiums, townhouses, or half of a duplex). Unless indicated, all housing data includes both types of homes, residential and attached, and both types of sales, resale and new construction.

What the above data tell us:

Between 2002 and 2011, the median sale price for houses in Estes Park increased 14.3% and the trend had been one of relative steady growth until 2009. Median prices in Fort Collins and Loveland/Berthoud have not fared as well, with both markets increasing 10.5% since 2002.

When adjusted for inflation, all three markets have failed to keep up with inflation: Estes Park (-8.6), Fort Collins (-11.6%) and Loveland/Berthoud (-11.6%).

A 'median' sale price means that an equal number of homes were sold at a price above the median, as were sold for a price below the median.

What the above data tell us:

The median sales price for new residential homes increased 6.9% in the Loveland/Berthoud market between 2002 ($226,594) and 2011 ($242,171), compared to 31.8% in Fort Collins/Wellington ($223,853 and $294,931, respectively). New attached homes (condos, townhomes, duplexes, etc.) didn't fare as well in these two markets: an increase of 8.7% in Fort Collins/Wellington compared to 3.3% in Loveland/Berthoud.

What the above data tell us:

Over the last 10 years, the trend in existing home sales has been flat or slightly downward, with the exception of residential homes in the Loveland/Berthoud area, which has seen a modest gain of 5.8%.
