Median Family Income (MFI) is an annual income figure. Unlike per capita income, which is an average, the median divides income distribution into two equal parts: one-half below the median income and one-half above. For example, consider five families with incomes of $10,500, $25,000, $35,500, $60,000 and $75,000. For family average income, add the five incomes ($206,000) and divide by the number of families (5). The result is the average of all family incomes considered, or a per-family income of $41,200. The "median" income for these families would be $35,500, as there are an equal number of incomes below and above $35,500. MFI is based on the distribution of the total number of families, including those with no income.
NOTE: The data below on Median Family Income come from two sources: The United States Department of Housing and Urban Development (HUD) and the U.S. Census Bureau. HUD data were used for single year presentations because it is the most current. U.S. Census Bureau data were used for time series because the same methodology for calculation was used from year to year.

What the above data tell us:
Median Family Income is used by the Department of Housing and Urban Development (HUD) to determine eligibility for HUD's assisted housing programs. Income limits are adjusted for family size (see Family Size Adjustments).In 2007, Median Family Income (MFI) estimates were calculated differently from previous years. This was the first time that data gathered from the 2005 American Community Survey 1-Year Estimates were used.
Once 3-Year and 5-Year Estimates were released, MFI estimates were calculated based on those compiled surveys. In addition, a decision was made at the end of 2011 to calculate and publish MFI estimates in December each year. The 2006-2010 American Community Survey 5-Year Estimates had not yet been released by that time, so data from the 2005-2009 American Community Survey 5-Year Estimates were used two years in a row.

What the above data tell us:
According to the American Community Survey, Median Family Income (MFI) in Larimer County decreased 3.5% between 2007 and 2011 when adjusted for inflation. In comparison, MFI in the United States decreased 7.3% and 5.6% in Colorado.What this chart shows: Median Family Income for Boulder, Larimer, Mesa, Pueblo & Weld Counties, 2007-2011

What the above data tell us:
According to the American Community Survey, Median Family Income (MFI) dropped the most in Mesa County (-10.7%) of the five counties shown above between 2007 and 2011 when adjusted for inflation. MFI dropped the least in Pueblo County (-0.6%).In 2011, Pueblo County had the lowest MFI ($53,277) and Boulder County had the highest ($93,017).

What the above data tell us:
According to the 2007-2011 American Community Survey 5-Year Estimates, Median Family Income in Larimer County's cities and towns ranged from a low of $57,569 in LaPorte to a high of $105,000 in Timnath. Both communities have relatively low populations, so these numbers are likely skewed.
Additional Information:
The statutory guidance governing income limits requires that income limits are to be higher for larger families and lower for smaller families. The same family size adjustments are used for all income limits. They are as follows:
